Even though market conditions are beyond your means to control, upgrading your property can be a simple way to increase the value of your home. Some home improvements increase your home’s value beyond the initial cost.

Remodeling Magazine published their annual “Cost versus Value Report.” They’ve found that adding an attic bathroom and bedroom has been in the top 10 remodels for the past three years in a row. Consumers find it the, “…least expensive way to add a bathroom and a bedroom and it does it within the home’s existing footprint”.

For those homeowners who do have the extra $20,000, we recommend sweat equity and small weekend projects. Start with de-cluttering the home and then patch and paint. Put a fresh finish on the kitchen cabinets. If possible, use white or neutral colors for the bathroom and kitchen. You will also want to get outside and take care of the yard work. Be sure to mow the lawn, trim the hedges and put mulch in the flower beds.

The value of your home is limited by comparable sales in your neighborhood. Improve things that people can see, but if you want to recover your costs, don’t over improve.
